The asbestos register is a live document. HSE says it should be updated at least annually as part of the management review, and sooner when risk changes. ACMs left in place should have regular condition checks, with the management plan setting the monitoring schedule.
Periodic ACM reinspections
Finding asbestos during a management survey does not automatically mean it needs removing. Where ACMs are in a condition that allows them to remain safely in place, their condition should be monitored at an interval appropriate to the material, its condition, location, accessibility and likelihood of disturbance.
That may mean annual inspection for some ACMs, a shorter interval where damage or disturbance is more likely, or a longer interval — for example two-yearly — for robust, low-risk materials in locations where the assessment supports it.
An earlier check should be made following accidental damage, deterioration, delamination, changes in use, maintenance or anything else that could alter the condition or likelihood of disturbance.
In the real world
Sound asbestos cement in a quiet, rarely disturbed location and a vulnerable AIB panel beside a busy service route are not the same management problem. A sensible reinspection programme reflects that rather than treating every ACM as identical.
What WKA updates
We can revisit known or presumed ACMs, compare condition with the previous record, update photographs and recommendations, and update the report/register so the dutyholder has current information.
Following removal or remedial work
We can also return after removal, encapsulation or repair, inspect the previously identified locations and update the existing survey/register to record what remains and what has been removed. Where supplied, supporting clearance, Certificate for Reoccupation and waste documentation can be incorporated into the updated record.
This closes the information loop: survey → management/removal → verification → updated record.
